germany-rudolstadt: architectural, engineering and planning services./ molsdorf castle, refurbishment/conversion of the garden pavilion, services for planning the building according to hoai § 33 ff../ starting position: molsdorf castle is located in the south of molsdorf, a district of erfurt, around ten kilometers south-west of the city centre. the castle complex in the geranium includes a garden pavilion, which lies on the slope to the west of the castle and can be reached from the castle via a flight of stairs. the pavilion is empty and cannot be used at the moment. as part of a special investment program (sip i), the federal and state governments provide funding for the thuringian palace landscape. the funding period runs until 2027. planning task: there is a need for refurbishment of the entire structure, including the ment affected by high component and humidity levels and the immediate building surroundings, the terrace on the hillside and the outside staircase to the north. the aim of the project is the renovation/restoration of the heavily dilapidated structure of the classical pavilion and thus the preservation of an important part of the monument ensemble. for this purpose, comprehensive planning and construction services are to be provided for the use of the pavilion. the involvement of other specialist planners is planned for the design of the open space with access routes. the plan is to use it for events with a small gastronomic unit to supplement and use synergies from the operation of the park café in the castle. particular attention is paid to reducing structural barriers for largely inclusive operation. there is an of interest from a potential operator. the use should be classified as compatible with monuments. the building physics connections between heated use and preservation of the building envelope must be taken into account. forward-looking solutions need to be developed for this. any resulting restrictions on the extent of use must be explained. basically, a sustainable overall energy concept is aimed at, depending on the possibility with the use of regenerative energies. the plan is to create the draft plan by the third quarter of 2023. further service phases will be commissioned after approval by the funding body. the refurbishment and restoration described above is to be developed in close cooperation with the thuringian castles and gardens foundation, the representatives of the monuments authority, the structural engineer, the restorers, the building researchers and other specialist planners in a way that is appropriate for the monument and sustainable. a total of approx. 700 m² gross floor area is to be developed with the measure: the gross floor area of the ment (natural stone) is 400 m² (r), that of the ground floor (wooden construction) approx. 200 m² (r), that of the terrace (natural stone) approx. 100 m² (s). the upper limit for building costs is eur 3,150,000 gross for cost groups 200 to 700 in accordance with din 276. the probable share of the chargeable costs is estimated by the client at eur 1.7 million net (kg 200-500). the planning should be d on the construction cost ceiling. expected realization: 06/2023: phase 1-2 09/2023: lph 3 (zbau application) 09/2023 - 06/2024: phases 4-7 06/2024 - 04/2025: execution of roof, structure, facade 04/2025 - 05/2026: execution of expansion/ execution of surroundings the completion of the overall measure, including handover to the user, is planned for the start of the 2026 season, depending on the funding commitment.
