germany-munich: engineering services./ conversion of ward block 3 at the schwabing clinic site into living quarters; technical equipment hls, lph 1-9, plus special services with gradual retrieval./ as part of the decision to implement the refurbishment of the städtisches klinikum münchen gmbh (mük) on july 29th, 2015, the administration was commissioned to develop a subsequent use concept for medical-related uses for the areas of the clinic locations that were released. the subsequent use concept for the schwabing site was approved by the city council on december 13, 2017. the overarching goal of the overall planning and the project is the conversion of the former listed ward block 3 into affordable living in accordance with city council resolution no. 20-26 / v05758 of april 27, 2022 (public meeting). in addition to house 3, the surrounding open spaces are included according to the scope of the planning. the planning scope of the subject matter of the contract includes ward block 3 on the grounds of the schwabing clinic (currently flst. 764/0, district of schwabing) including open spaces. the total area of the planning area is around 20,000 - 24,000 m². the floor area of the building is around 9,000 m². the floor heights are around 4.30 m on the standard floor. the house is under monument protection. according to § 53 ff in conjunction with annex 15, section 15.1, hoai (as amended in 2021), the building is classified in fee zone ii with chargeable costs of €5,400,000 net (hlse). basic services are lph 1 to 9 including special services. however, a phased retrieval is planned. therefore, only lph 1 and lph 2 are commissioned for the time being. the results are incorporated into the lhm project order and submitted to the city council for approval. lph 3 -9 can only be commissioned by the city council after the project order has been decided.
